WORKSHOP DETAILS Nearly everyone has a much-needed redevelopment project, big or small, in their downtown district. Learn ways to match those preservation projects with local investment and tools that will contribute to the development in your community. This session will take you through the steps of local development including how to identify and implement historic preservation projects for adaptive reuse of historic properties, possible tax credit projects, funding options, historic preservation grants, creative matches, and more. Presenters will have case studies to show the process and help find creative solutions to problems and concerns. They will also share successes, tips, and tools to help you avoid some of the pitfalls of historic preservation. Understand redevelopment using state historic tax credits and how Missouri not-for-profits and local governments can redevelop historic buildings using state tax credits. These are all important aspects of creating an environment that promotes redevelopment. The last hour of this session will be a panel discussion with all presenters – come prepared to ask questions about your own building preservation needs.

PRESENTERS CHRISTINE JOHNSTON, CPA, Partner, MarksNelson LLC, Kansas City and DANA GOULD, Associate, SFS Architecture, Kansas City. Chris and Dana will cover Historic Tax Credits, new market tax credits, and how nonprofit or government entities can redevelop historic properties using tax credits. Chris has more than 25 years’ experience in public accounting and the real estate industry. Dana is a historic preservation architect and has dedicated her 23-year career to the preservation and rehabilitation of historic buildings.
JEFF NEAL, Neal Group Construction, President of the Board, Downtown Joplin Alliance. Jeff, along with his wife Carolina, is a pioneer in the revitalization of Joplin’s Historic Downtown. Their construction company has become one of the region’s most experienced historic renovation companies, having led more than 100 commercial projects in Southwest Missouri. The Neals, working as both the general contractor and developer, recently finished the sustainable restoration of two nationally registered historic buildings. Jeff will cover Tips and Tools of adaptively reusing historic structures. Two of his tools are Brownfield Abatement and Green Advantages. He will have case studies showing some of his projects.

ALLISON ARCHAMBO, Missouri State Parks, Preservation Planner & Grants Manager. Allison will share about Historic Preservation Grants, good examples of grant applications, and creative grant projects. She will discuss historic preservation in general and best practices in implementing local projects.

LYNDSEY BAXTER, Executive Director at Downtown Excelsior Partnership, Inc. (DEP), and MELINDA MCHAFFERTY, City of Excelsior Springs Economic Developer. Lyndsey and Melinda will discuss their roles in using Chapter 353 Tax Abatement in their community. Chapter 353 is an incentive program of Missouri Department of Economic Development and can be used by cities to encourage redevelopment of blighted areas.
